Chartered Party Wall Surveyors in London

Party Wall Survey for Loft Conversions in London

If you’re planning a loft conversion in London, it’s very likely your project falls under the Party Wall etc. Act 1996. Our Chartered Party Wall Surveyors help you serve valid notices, agree Party Wall Awards and keep your loft extension compliant, neighbourly and on schedule.

Why Loft Conversions Need a Party Wall Survey

Most loft extensions involve cutting into a shared wall, raising a party wall, or altering the roof structure that adjoins your neighbour’s property. Under the Party Wall etc. Act 1996 , many of these works are notifiable and require a formal Party Wall Notice and, in most cases, a Party Wall Award before you start.

At Hourican Associates, our Chartered Party Wall Surveyors in London help homeowners and developers comply with the Act, protect adjoining properties, and avoid delays or disputes. We handle every stage — from serving valid notices to preparing and agreeing Party Wall Awards — ensuring your loft conversion proceeds smoothly and legally.

When a Loft Conversion Triggers the Party Wall Act

You must usually serve notice before beginning loft conversion works that affect a shared wall or structure, including:

  • Cutting into or raising a shared wall to insert steel beams
  • Altering a party wall for a dormer extension or roof terrace
  • Rebuilding or demolishing a chimney breast on a party wall
  • Inserting flashing or structural supports into an adjoining wall

These activities are classed as party structure works under Section 2 of the Act and legally require a Party Wall Notice and, in most cases, a Party Wall Award. You can read more about this in our guide Do you need a Party Wall Agreement for a loft conversion? Failing to follow the correct process could delay your project or expose you to legal action.

How Our Loft Conversion Party Wall Service Works

Our surveyors make the process simple and stress-free, guiding you from early advice through to the agreed Party Wall Award.

  1. Initial Assessment
We review your architect’s drawings and proposals to confirm which sections of the Party Wall etc. Act 1996 apply to your loft conversion and which neighbours must be notified.
  2. Serving Party Wall Notices
We draft and serve the correct Party Wall Notices (usually Section 2 Party Structure Notices) on all affected adjoining owners, ensuring they are valid and legally compliant.
  3. Surveyor Appointment
If your neighbour dissents, each party can appoint their own surveyor, or both can agree to a single Agreed Surveyor . We act impartially under the Act, protecting both the building owner and adjoining owner’s interests.
  4. Schedule of Condition Survey
Before works begin, we carry out a detailed photographic and written Schedule of Condition Survey of the adjoining property to record its pre-works condition and reduce the risk of future disputes.
  5. Party Wall Award & Post-Work Review
We prepare and agree the Party Wall Award, setting out how the loft works will be carried out — including methods, working hours, access and damage procedures. Once your loft conversion is complete, we can revisit the adjoining property to confirm whether any damage has occurred and advise on necessary remedial works.

Our Party Wall Survey for Loft Conversions typically ranges from £1,100 – £1,500 + VAT, depending on the size of the property and number of adjoining owners involved. If your project only requires a Schedule of Condition Survey , fees usually range from £385 – £585 + VAT.

Loft Conversion Party Wall – Frequently Asked Questions

Yes — if your works affect a shared wall, party wall, or adjoining chimney. Most loft conversions in London require a formal Party Wall Notice under Section 2 of the Act, for example where steel beams are inserted into a shared wall or a dormer is formed on a party structure. Our guide Do you need a Party Wall Agreement for loft conversion? explains this in more detail.

You must serve your Party Wall Notice at least two months before starting loft conversion works that affect a shared wall or structure. We recommend serving notice as early as possible to allow time for surveyor appointments, the Schedule of Condition, and agreement of the Party Wall Award before your planned start date.

If there’s no written response within 14 days, the law treats this as dissent. A Party Wall Surveyor will then need to be appointed on behalf of the non-responding neighbour so that a Party Wall Award can be agreed. In most cases, the building owner (the person undertaking the loft works) pays the reasonable surveyor fees for both parties.

Yes — if your neighbour is comfortable doing so, you can appoint an Agreed Surveyor to act impartially for both sides under Section 10(1)(a) of the Act. This can save time and cost, while still protecting the rights of the building owner and adjoining owner.
