We provide responsive advice across London, with local knowledge of terraced houses, mansion blocks, converted flats, high-value refurbishments, basement schemes and dense urban sites.

Not sure whether your works are notifiable? We review drawings, explain which notices may apply and help serve valid notices on the correct adjoining owners.

If a dispute arises, we prepare and agree Party Wall Awards that set out how and when the works may proceed, including safeguards for adjoining properties.

When Should You Hire a Party Wall Surveyor Near You?

You should speak to a local Party Wall surveyor early if your proposed works may affect a shared wall, a party structure, a boundary or neighbouring foundations. The most common London projects that trigger the Act include:

  • Loft conversions: inserting steel beams into a party wall, raising a party wall, forming dormers or carrying out structural roof works.
  • Rear and side return extensions: excavating near neighbouring foundations, building close to a boundary or cutting into party structures.
  • Basement works: excavation, underpinning, deep foundations and structural works affecting neighbouring buildings.
  • Chimney breast removal: removing or altering a chimney breast attached to a party wall.
  • Boundary works: building a new wall on or near the line of junction, garden walls and development close to shared boundaries.

If you are unsure, it is safer to check before works begin. Serving the wrong notice, missing an adjoining owner or starting works too early can cause avoidable delays, disputes or injunction risk.

Which Party Wall Notice Might Apply?

Section 1 Notice

For building a new wall at or astride the boundary line. This is common for extensions, garden walls and new development close to neighbouring land.

Usually requires at least one month’s notice before works begin.

Section 2 / Party Structure Notice

For works directly affecting a party wall or party structure, such as cutting in steel beams, raising the wall, removing chimney breasts or structural alterations.

Usually requires at least two months’ notice before works begin.

Section 6 Excavation Notice

For excavations within 3 metres or 6 metres of neighbouring structures, depending on depth and relationship to neighbouring foundations.

Usually requires at least one month’s notice before works begin.

For more detail, see our dedicated guides to Party Wall excavation notices, party structure surveys and Party Structure Notices.

  2. We confirm whether the Act may apply
We identify likely notice types, affected adjoining owners and any early risks that could delay the project.
  3. Notices are prepared and served
We prepare clear Party Wall Notices and manage the response period, including consent, dissent or no reply.
  4. Survey and Award if required

Party Wall Surveyors Near Me – FAQs

Look for specialist Party Wall surveyors with London experience, professional regulation, clear fees and a practical understanding of notices, Schedules of Condition and Party Wall Awards. Hourican Associates specialise in Party Wall surveying across London and can provide fast initial guidance based on your plans.

You may need a surveyor where your works affect a party wall or party structure, involve building on or near a boundary, or require excavation close to neighbouring foundations. Common examples include loft conversions, rear extensions, basement works, chimney removals and structural alterations.

Our Party Wall Notice service starts from £150 + VAT per adjoining owner. Schedule of Condition Surveys are typically £385–£585 + VAT depending on works and property size. Full Party Wall Award services usually range from £1,100–£1,500 + VAT, with basement and complex works priced separately.

If an adjoining owner dissents or does not respond, a dispute is deemed to have arisen under the Act. Surveyors are then appointed to resolve the matter and agree a Party Wall Award. Your neighbour’s dissent does not automatically stop the works, but the correct Party Wall process must be followed before notifiable works proceed.

Yes. If both owners agree, one impartial Agreed Surveyor can act under the Act. This can reduce cost and speed up the process for suitable projects, while still requiring the surveyor to act independently and fairly.

A Schedule of Condition is strongly recommended where works may affect neighbouring property. It records the existing condition before works start and can help avoid uncertainty if damage is alleged during or after the project.

We cover all areas of London, including North, South, East, West and Central London. Our local pages include Chiswick, Fulham, Chelsea, Kensington, Westminster, Wandsworth, Camden, Islington, Haringey, Richmond, Southwark, Greenwich, Croydon and more.

Contact a surveyor as soon as drawings are developed enough to identify the notifiable works. Party structure notices generally require two months’ notice, while line of junction and excavation notices generally require one month, so early advice helps avoid programme delays.

Richard helped us with a challenging party wall agreement where both the leaseholder and freehold adjoining owner insisted on having separate surveyors for the removal of a chimney stack. He was clearly familiar with the different surveyors in the industry which was helpful. He worked tirelessly to get this over the line, to which we are very grateful.

I got in contact with Hourican Associates for some advice on a parapet wall issue (Party Wall dispute). I wish I could have instructed Richard but unfortunately due to the way the party wall award works I couldn’t. However he was fabulous. Richard returned my call quickly and gave me lots of advice on what I could do given the circumstances, what to make sure we ask for etc and also put my mind at rest. Richard really knows his stuff in party walls and I wished I’d found him earlier. Totally recommend! Thanks Richard. I’ll be saving your number for next time!

Very impressive service. I asked many people for recommendations and I went with chatGPT. My neighbours were also happy. I was in communications with Richard and explained I had to arrange for all Neighbours so I need to arrange set dates in advance. Richard and his team were super accommodating and was able to turnaround the partywall awards swiftly. Highly recommended.

Richard is very responsive and pragmatic and importantly fair to all parties. He is professional and does things timely to ensure there are no delays. He charged a fixed price and needed to deal with multiple garages which created complexity, but he ploughed through and he was able to cut through and inspect the garages to get the party wall award.

Excellent experience working with Richard. He was highly knowledgeable, gave clear and practical advice, and made the whole process feel straightforward. What really stood out was his incredibly fast response time, always quick to reply and very easy to work with. Richard took the time to walk us through all our options around the boundary wall, explaining exactly what we could and couldn’t do without unnecessary jargon. His guidance was practical, balanced, and gave us real confidence in how to proceed. Would highly recommend!
