What Does a RICS Party Wall Surveyor Do?

A party wall surveyor helps administer the Party Wall etc. Act 1996 when building work may affect a shared wall, party structure, boundary or neighbouring excavation zone. In practice, this can include advising whether notice is required, serving valid notices, recording the neighbouring property’s condition, resolving disputes and agreeing a legally binding Party Wall Award.

Importantly, once appointed under the Act, a party wall surveyor has a statutory role and must act impartially. The surveyor is not there simply to argue for one side, but to help resolve the party wall matter properly under the Act.

RICS Party Wall Surveyor London – FAQs

A RICS party wall surveyor is commonly used to describe a party wall surveyor working within a RICS-regulated professional environment. In party wall matters, the surveyor’s role is to administer the Party Wall etc. Act 1996 impartially and professionally, rather than simply act as an advocate for one side.

Hourican Associates’ party wall notice service starts from £150 + VAT per adjoining owner. Schedule of Condition Surveys are typically £385–£585 + VAT, while full Party Wall Awards are usually £1,100–£1,500 + VAT depending on project size, complexity and property type.

If a neighbour validly consents to the notice, a Party Wall Award may not be required. However, a Schedule of Condition Survey is still often recommended before works begin, as it records the adjoining property’s condition and can help avoid later disputes about alleged damage.

Yes. If both owners agree, they can appoint one impartial Agreed Surveyor. This can keep the process simpler and more cost-effective, but the surveyor must remain impartial and administer the Act correctly for both parties.

You can consent, dissent and appoint an agreed surveyor, or dissent and appoint your own surveyor. Before responding, it is sensible to understand the proposed works, the type of notice served and whether a condition survey or Party Wall Award is needed. Our adjoining owner surveyor service explains the options.

Notice periods depend on the type of work. Some notices require at least one month, while party structure and excavation notices commonly require at least two months before the relevant works begin. Early advice is recommended so notices are valid, served correctly and do not delay your project.

I would thoroughly recommend H&A having been referred by the company who are doing my loft conversion, about an unusual party wall matter. Richard was very helpful, professional and knowledgeable and willing to give some free, solid advice. A rarity these days! Should I need the services of a surveyor again in the future, I wouldn’t hesitate to use them and would I’d recommend wholeheartedly to others.

Richard helped us with a challenging party wall agreement where both the leaseholder and freehold adjoining owner insisted on having separate surveyors for the removal of a chimney stack. He was clearly familiar with the different surveyors in the industry which was helpful. He worked tirelessly to get this over the line, to which we are very grateful.

I got in contact with Hourican Associates for some advice on a parapet wall issue (Party Wall dispute). I wish I could have instructed Richard but unfortunately due to the way the party wall award works I couldn’t. However he was fabulous. Richard returned my call quickly and gave me lots of advice on what I could do given the circumstances, what to make sure we ask for etc and also put my mind at rest. Richard really knows his stuff in party walls and I wished I’d found him earlier. Totally recommend! Thanks Richard. I’ll be saving your number for next time!

Very impressive service. I asked many people for recommendations and I went with chatGPT. My neighbours were also happy. I was in communications with Richard and explained I had to arrange for all Neighbours so I need to arrange set dates in advance. Richard and his team were super accommodating and was able to turnaround the partywall awards swiftly. Highly recommended.

Richard is very responsive and pragmatic and importantly fair to all parties. He is professional and does things timely to ensure there are no delays. He charged a fixed price and needed to deal with multiple garages which created complexity, but he ploughed through and he was able to cut through and inspect the garages to get the party wall award.

Excellent experience working with Richard. He was highly knowledgeable, gave clear and practical advice, and made the whole process feel straightforward. What really stood out was his incredibly fast response time, always quick to reply and very easy to work with. Richard took the time to walk us through all our options around the boundary wall, explaining exactly what we could and couldn’t do without unnecessary jargon. His guidance was practical, balanced, and gave us real confidence in how to proceed. Would highly recommend!
