Do You Need a Party Wall Agreement for Loft Conversion?
Hourican & Associates Ltd |
Expert advice from Hourican Associates on party wall agreements, timelines, costs, and your legal obligations when planning a loft conversion in London.
When Does a Loft Conversion Require a Party Wall Agreement?
You will typically need a party wall agreement if your loft conversion includes any of the following:
- Inserting steel beams into a shared party wall
- Raising or extending the party wall for a new gable end
- Cutting into the wall for structural support (e.g. dormer floor joists)
- Chimney breast removal affecting a shared stack
- Excavation work within 3m of a neighbour’s foundations

What is a Party Wall Agreement?
A party wall agreement, also known as a Party Wall Award, is a legal document that sets out how building works will be carried out to protect both you and your neighbour.
- Details of proposed work
- Access and working hours
- Condition of neighbouring property (via a Schedule of Condition)
- Dispute resolution process

Party Wall Timeline for Loft Conversions
Stage | Timeframe |
---|---|
Serve Party Wall Notice | Day 0 |
Neighbour response period | Day 1–14 |
Surveyors appointed (if disputed) | Day 15–30 |
Party Wall Award agreed | ~Day 30–60 |
Work can commence | After Award served |
What If My Neighbour Doesn’t Consent?
If your neighbour disputes the notice or does not respond, it triggers a party wall dispute. You must then appoint surveyors to agree an Award before work can proceed.
- Agreed Surveyor: one surveyor for both parties (faster, cheaper)
- Two Surveyors: one for you, one for your neighbour (if they prefer)
